Has anyone have any hands on experience of the subject matter? With the Hobbit room almost complete except for a micro kitchen, we were discussing it recently with some of the other hotel guests and one of them seems to think that the addition of a plumbed in kitchen sink means you move brackets as far as council tax and business rates are concerned. We think it may vary from council to council and have a bit more research to do on HMRC website, but just thought I would ask here as well.

Don’t think HMRC will help you with council tax or business rates, literally none of their business

Need to contact the local council, they operate the scheme and probably worth looking on specialist sites financial such as Money Saving Expert or there must be one that supports people with holiday lets

It also occurs to me if you know an estate agent they might know?

What are the tax implications of running a holiday cottage?

Allowable Expenses - these will need to be deducted from your gross rental income before you can work out your taxable profit. Allowable expenses include any costs associated with letting your property.
Capital Allowance - this is for your holiday property's furnishings as well as any equipment used outside the cottage for maintenance. You could even claim 100% of the cost for some environmentally-friendly purchases.
Entrepreneurs’ Relief - if disposing* of a Furnished Holiday Let then you could claim Entrepreneurs’ relief.
VAT - If your total rental income for the year does not exceed the VAT registration threshold then you will not have to pay VAT.

What is furnished holiday lettings tax?
This is a special tax rule on rental income for properties that have qualified as a Furnished Holiday Let (FHL). If your property let qualifies then you could claim Capital Gains Tax relief.

At this point, you may be wondering 'how does my property gain FHL status?' to qualify as a FHL your property must meet the following criteria:

It must be located in the UK or European Economic Area
It must be fully furnished
It must be commercially let
It must also be available to let as a FHL for at least 210 days of the year and must be let to the public for at least 105 days of the year
It must not be let for long term lets (those over 31 days) for more than 155 days per year

Thanks for that Suffs. :tu: We spoke at length to a couple of Brit. girls whilst away, they do rental of a converted garage they own and it seems some of the rules vary from council to council.... We shall look into it in more depth in the near future. We hear from locals in the village that :evil: neighbour has been voicing her displeasure at our plans to possibly airBnB....... She will no doubt stir as deep as she can.....
