The nightmare before Christmas!!

Postby aero280 » November 13th, 2018, 10:40 pm

Tomorrow morning at 8 o'clock the scaffolders arrive to cover the house so that we can have our loft conversion. OH is very stressed. I spent 40 years on and around construction sites, so a little less stressed. But it's different when it's your house and your money... :o

Aero, The OAP's as I call them that did a good job on the Hobbit House (locked garage, drive through the other side and studio over) but took forever! Far too long and the staff talked too much ! Seems (unlike women) they can't talk and work at the same time !

The new kids on the block (much younger) are fast and won't stop to chat as time is money !!!! However, we did notice one wall leaning in and pointed it out - it was corrected. Noticed yesterday we are some cavity wall insulation missing, it will be pointed out today.

I would say, stay on site and keep a beady eye on them.

No building yesterday as the main mans son was having his tonsils out - I stayed in my jim jams all day - it was heaven !!!

Good Luck !

I spent 40 supervising and managing sites. Dredging the memory now!!

Scaffolding should be done by tomorrow. Building starts in earnest on Monday. Roof to be tiled and watertight by Christmas. Then the internal insulation and plasterboard in new year. Whole job including garage etc. should be all finished by mid Feb. A mix of English, Polish and the boss is Albanian.

Nearly up to ground floor ceiling height in bricks and blockwork, scaffolding going up Monday. It seems that the missing insulation is because the gap was too narrow (existing footing used) so some sort of special interior insulation being used. Other good news is because we took out a blockwork wall, the new interior wall can be stud work so we can now move interior walls to suit us.

An international job then Aero ?

The house looks like this from outside...

IMG_1568.jpg

The men have been here a week since the scaffold was finished. Roof is completely off and the new floor was completed this afternoon, along with the plumber moving the water and central heating tanks. The window man came yesterday to measure up for the new windows - quoted 25% of the price we had last year from a well known national window company :o Electrician due on Monday to rewire the area under the floor.

I'm very happy with them so far. Not as stressful as I expected. But I find myself slipping back into problem solving and contract manager mode. I'm really too old for this!! But it's what I enjoyed about working in construction! :)

Slightly stressful day today. Two men turned up this morning and started work on the roof. The stress came when the second guy, who hasn't been here before, moved some scaffold boards and pulled the phone line off the neighbours house!! :o BT quoted "up to 5 days for a repair", but by pure serendipity, the electrician who turned up half an hour later to measure up for the work next week, said , "Do you want me to fix the phone line? It's very easy". I said "Yes"; my neighbour said "Yes" and he did it! :)

But, peering through the gaps in the scaffold, it seems that the two men here today have provided us with the beginnings of a roof... :)

Still progressing well, and the wind didn't blow the scaffolding away in the night... :o

All rafters in place and rooflight hole cut. End wall built. And the loft ladder arrived! :)

The roof timbers are finished. The membrane is on. Roof tiling starts tomorrow...

Today has been a concreting and tidying up day for the groundworkers. We have a concreted area at the back of the house for parking, which only had room for one car. We have been parking past it on the grass, which got vey muddy, so the parking area is now concrete.

Also tomorrow, we are expecting some specialists to remove the old corrugated asbestos cement from the side of the part demolished garage. Previous lot did half a job and disappeared. :) A bit worried because our neighbour is terrified that her house will be contaminated with asbestos. I've worked with asbestos cement for many years and the risk is low because the dust particles are rarely small enough to be dangerous as they are attached to cement particles. But rules are rules. We were allowed to work with it if it was wet.

Sounding good aero! I discovered a good few years ago that my roof tiles are made of asbestos. I pray they see me out. The fuss over the board my electricity meter is mounted on was bad enough (and no-one's sure what it's made of!).

2nd lift on the scaffolding next week. Then more brick and blockwork. Weather is iffy on some days but we are still ahead of schedule...It would be nice to be watertight by Crimbo.

We have a roof! :)

Roof tiling is complete. It's been water tested. Guttering and fascia boards fitted. End gable has been pebble dashed. Roof room internal insulation started. Second coat of paint goes on the outside next week, and when it's done around the top floor, the scaffold comes down. :tu: :tu:

Next week we investigate the repair of the leaky roof on our old 1983 flat roof on the rear single storey extension.

After Christmas the side extension that's replacing the tiny garage.

My front door is now hidden behind a wall and not accessible unless you know the route. Post is left in the recycle box by the Christmas tree. We are not likely to have a useable front door for some months to come.

I now have a working shower … the new doors were eventually delivered last Saturday. :tu: As my plumber mistakenly threw all the packaging away for the original (wrong size doors) I now have the task of packing and returning these doors at my own expense. The weekend man has his uses - he can get a works van and as neither of us is working between 21st December and Jan 3rd... we should be able to do it on one of the working days.

However, the still tiling needs to be finished and this will also be done early in the new year. By comparison to others, this is a small problem and actually all my own fault - I should have read the order confirmation and not assumed that I had ordered the correct size shower to start with

Tomorrow the builders move inside the house!! Up to now they have worked above the ceiling and used the scaffold for access. Now they have to break through and install the loft ladder. There is also an investigative hole in the flat roof of the old extension to see if the squirrels have caused any serious damage to the structure or the electrics...

The loft is insulated and plasterboarded ready for plastering. And we have a hole in the ceiling for the loft ladder! :)

Men are removing our leaky flat roof to inspect for squirrel damage and rot. No rot in the main joists so far - Phew! :) But very noisy underneath. :(

The flat roof is fenced and used as a balcony. It was tiled. Almost certainly with asbestos reinforced tiles... :o Another special disposal. More cost. :(
